This is the standard rate for an established residential purchase. First home buyer concessions, off-the-plan concessions, pensioner concessions and foreign purchaser surcharges are NOT applied and can change the figure substantially.
Duty scales change with state budgets. Confirm the current rate with the relevant state revenue office before relying on this figure.
Published rates notice: this calculator uses published scales (duty brackets or insurance premium bands) that change with government budgets and insurer pricing. They are indicative. Confirm the current figures with the relevant state revenue office or lender before relying on the result.

Frequently asked questions

Does this include first home buyer concessions?

No. Every state offers concessions or exemptions with different price thresholds and eligibility rules, and they change frequently. Check your state revenue office - the saving can be tens of thousands of dollars.

Can I add stamp duty to my loan?

Generally not directly, because duty is payable at settlement and lenders size the loan against the property value. Some borrowers increase the loan against other equity, which is a different transaction with its own approval.
