Fixed rates are priced from wholesale swap markets that already embed expected rate moves - fixing buys certainty, not a discount.
The fixed portion usually cannot have an offset account and caps extra repayments. Size it to the part of the repayment you genuinely cannot flex.

Frequently asked questions

What is the right split?

There is no standard answer. Match the fixed portion to the part of your repayment that must be certain - for example the amount you could not absorb if rates rose another 1%.

Can I make extra repayments on the fixed portion?

Usually only up to an annual cap, commonly $10,000 to $30,000. Exceeding it can trigger a break cost, so extra repayments are normally directed at the variable portion.
