Construction Progress Draw & Interest Calculator
Model a construction loan drawdown stage by stage. Interest is charged only on funds drawn, so the cost builds through the project - this shows the schedule, the interest at each stage and the total capitalised interest by practical completion.

Frequently asked questions
Why is interest lower than on a normal loan?
Because you only pay interest on what has been drawn. Early in the build only the land and deposit are drawn, so the interest base is small and grows with each stage.
What happens if the build runs over time?
Interest keeps accruing on the drawn balance, so a delay directly increases cost. Extend the build duration in this calculator to see the effect.
