In short: The routes around lenders mortgage insurance are a 20% deposit, a family guarantee, a professional waiver if your occupation qualifies, or a government guarantee scheme. Each has a real cost or constraint. Paying LMI is often the better decision when waiting to avoid it means buying later in a rising market.

Key takeaways

  • LMI protects the lender, not you - but it is what makes low-deposit lending possible.
  • A guarantor exposes a family member's property to real risk.
  • Professional waivers are occupation-specific and lender-specific.
  • The cost of waiting can exceed the LMI premium in a rising market.

What are the actual routes?

RouteWhat it requiresReal cost
20% depositSave to 20% plus costsTime, and rising prices while you wait
Family guaranteeA relative pledges equity in their propertyTheir property is at risk
Professional waiverQualifying occupation and lender policyRestricted to specific professions
Government guarantee schemeEligibility, caps, and place availabilityProperty price caps, income tests
Gifted depositA genuine gift, evidencedNot always accepted as genuine savings
Buy cheaperLower purchase price so 20% is reachableCompromise on the property

Note what is not on the list: paying LMI is not a failure, and there is no clever structure that removes the lender's risk without someone bearing it.

What does a guarantor actually risk?

More than most families understand when they agree to it. A security guarantee pledges a portion of the guarantor's property equity against your loan. If you default, the lender can pursue the guaranteed amount - which can mean the guarantor selling their home.

It also affects the guarantor's own borrowing. The guaranteed amount is generally treated as a contingent liability, reducing their capacity to borrow for their own purposes while the guarantee stands.

Guarantees can usually be released once your LVR falls below 80% through repayments and growth, but that is not automatic - you have to apply, and it requires a valuation. Anyone considering a guarantee should get independent legal advice, and most lenders require it.

When is paying LMI the better decision?

When the cost of waiting exceeds the premium. That is an arithmetic question, not a philosophical one.

Suppose LMI on your purchase is $15,000, and saving from a 10% to a 20% deposit takes three years. If the property you would buy appreciates during those three years, you need to compare the premium against the price increase, plus the additional deposit required on the now-higher price, less the rent you would have paid, plus the equity you would have built.

In a flat or falling market, waiting can genuinely win. In a rising one, it usually does not. Nobody knows which you are in, which is why this is a decision about your own circumstances - job security, whether you need to buy in a specific area, and whether the repayment at the higher loan amount is comfortable at a stressed rate.

Two practical notes: LMI is usually capitalised into the loan, so you pay interest on it for the life of the loan; and the premium rises steeply as LVR rises, so a small increase in deposit near a policy threshold can save disproportionately.

Frequently asked questions

Does LMI protect me?

No. Lenders mortgage insurance protects the lender against loss if you default and the sale does not cover the debt. You pay the premium but the insurer can still pursue you for any shortfall.

Which professions get LMI waivers?

Policies vary by lender and change over time, but medical, legal and accounting professions are commonly included, sometimes with other categories. Eligibility, maximum LVR and income requirements differ by lender, so it needs checking case by case.

Can LMI be refunded if I refinance quickly?

Some insurers offer a partial refund if the loan is repaid within a short period after settlement, typically one to two years, on a sliding scale. It is not universal - check the policy terms.

Is it better to pay LMI or wait for a bigger deposit?

It depends on what happens to prices while you save. Compare the premium against the likely price increase plus the larger deposit needed later, net of rent paid and equity forgone. In a rising market, paying LMI often wins.
